As the biggest market on this list by far, Dallas moves a little differently than its smaller neighbors — and this month the numbers really stood out. Median price jumped 9.8% to $461,271, and price per square foot climbed right along with it, up 4.7% to $244. Homes are also selling noticeably faster, with days on market down over 15% to just 33. On the flip side, closed sales pulled back almost 17% and new listings eased 3.3%, so fewer homes traded hands even as the ones that did sell went quickly and for more money. Inventory dipped slightly to 4,360 homes and months of supply held steady at 5.6, so this isn't a market swinging wildly in one direction — it's one getting more competitive for the homes that are priced right.
In plain terms: well-priced Dallas listings are moving faster and for more money this month, even though overall transaction volume cooled. It's still a huge, varied market with something for every buyer, but sellers who price with the comps in mind are being rewarded — and buyers who wait too long on a good one are losing it.
