Do I need a realtor to buy a new construction home?
You're not required to have one, but it's strongly recommended. The salesperson at a builder's model home works for the builder, not for you — their job is to get the best deal for the builder. A buyer's agent represents only your interests: reviewing the contract, comparing lots and floor plans, and negotiating upgrades, closing cost credits, or price. In almost every case, the builder pays your agent's commission, so bringing your own representation typically costs you nothing extra.
Is new construction more expensive than an existing home?
It depends on the market and the community. New construction often comes with a premium for brand-new systems, warranties, and modern finishes, but builders also run regular incentives on rate buydowns, closing costs, and design upgrades that can offset — or beat — comparable resale pricing. Comparing a specific floor plan against similar resale homes nearby is the only reliable way to know for a given community.
Can you negotiate the price on a new construction home?
Yes, though builders negotiate differently than a typical seller. Base price is sometimes flexible, but builders more often negotiate through incentives — covering closing costs, buying down your interest rate, or including upgrades at no charge — especially on homes that have been sitting finished or near the end of a sales phase. Having an agent who knows current builder incentives in your target community helps you know what to ask for.
What should I ask the builder before signing a contract?
Ask about the estimated completion date and what happens if it slips, what's included versus what's an upgrade, the HOA dues and what they cover, whether the lot has a MUD or PID tax, the builder's warranty terms, and who to contact during construction. A buyer's agent can review the builder's contract with you before you sign, since builder contracts are written to protect the builder.
Who pays the realtor's commission on new construction?

Should I get an independent inspection on a new build?
Yes. New doesn't mean flawless — independent third-party inspections regularly catch framing, electrical, or HVAC issues before closing that the builder's own inspection process misses. A pre-drywall inspection and a final walkthrough inspection are both worth the cost for the peace of mind.
