From a Downtown Dallas Rental to a New Construction Home in Lakeview Pointe

A first-time buyer couple renting a townhouse in downtown Dallas wanted a quieter neighborhood and a shorter commute to the husband's job in Mansfield. I helped them compare new construction homes and buy a completed D.R. Horton spec home in Lakeview Pointe, just minutes from Mansfield, in April 2026. His commute dropped from about 45 minutes to about 10, and they closed two months before their lease ended.

Why were these first-time buyers moving closer to Mansfield?

They wanted to live closer to the husband's job. He worked in Mansfield, while his wife worked from home. Their Dallas townhouse didn't have a yard, and they were ready for a quieter neighborhood.

As their agent, I helped them look at new construction homes across the Metroplex. The search came down to finding a home that fit their price range, their preferred floor plan, and their daily life. If you're buying your first home, my guide on how to buy a home in Mansfield, TX is a great place to start.

What made their home search challenging?

Finding a new home with a bathtub in the primary bathroom was harder than you'd think. That was a feature the wife really wanted, and we looked at many new construction options during their search.

The completed spec home they chose in Lakeview Pointe did not have a primary bathtub. Its location mattered more to them. Being about 10 minutes from the husband's job, compared with about 45 minutes from their Dallas townhouse, meant he could spend more time at home with his family.

That was the tradeoff we talked through together. The final decision was theirs.

A tip from Carlee: Make a short list of your true must-haves before you start touring model homes. When a home checks every box but one, think about what will matter most in your family's everyday life, like time with family versus time in the car.

Why did they choose the Lakeview Pointe spec home?

The location, floor plan, and price fit their needs. They purchased in the $400,000 range and chose an already-finished home rather than building from the ground up.

The builder also had incentives available at the time: a 3.99% interest rate fixed for the full loan term and $8,000 in closing cost assistance. These were existing builder offers, not incentives I negotiated.

How did I help them review the purchase terms?

I spoke directly with the builder's representative about the terms and reviewed the contract to check that everything we agreed on was included.

These buyers used a VA loan with no down payment. They paid a $500 deposit, and with the closing cost assistance, that was their only out-of-pocket amount toward the purchase. They paid for their independent home inspection separately.

This is a big reason I tell buyers that having your own agent for new construction matters: the builder's sales team represents the builder, and I represent you.

The financing figures on this page describe this April 2026 transaction. They are not a current offer or a promise of the same costs for another buyer.

How did we handle the inspection and final walkthrough?

The buyers hired an independent inspector, and we checked the repair items at the final walkthrough before they signed their closing paperwork.

What the inspection found

  • Caulking needed around a bathtub
  • A missing HVAC filter
  • No major issues reported to me

At the final walkthrough

  • We confirmed each item was complete
  • Then the buyers signed their closing paperwork

Yes, even a brand-new, finished home deserves an inspection. Here's what's included in a home inspection.

How did the move fit around their Dallas lease?

They closed two months before their lease ended, which gave them plenty of time to move into the new home. Buying a completed spec home allowed them to make that move without waiting for a ground-up build.

They closed in April 2026, became homeowners for the first time, and moved closer to the husband's work.

What did this transaction reinforce for me?

Every buyer has different needs, and my job is to listen, advise, and respect their decision.

For these buyers, the shorter commute mattered more than the primary bathtub. My advice to anyone facing a similar choice is to think about what works best for your family's daily life. In this case, being home more with family was the deciding benefit.

Questions first-time new construction buyers ask

Did these buyers have to build a home to get what they needed?

No. They chose a completed spec home in Lakeview Pointe. It met their priorities for location, floor plan, and price, although they gave up their preference for a bathtub in the primary bathroom.

Did they really pay only $500 out of pocket?

They paid a $500 deposit and did not need additional funds toward the purchase. Their independent inspection fee was separate. Their VA loan and the builder's closing cost assistance were part of that result.

Did a finished new home still need an inspection?

These buyers had an independent inspection. It found small items that we confirmed were completed at the final walkthrough before closing.

Can another buyer get the same interest rate and incentives?

This story documents what these buyers received in April 2026. It does not establish what a builder or lender offers today. Call me and I'll help you find out what's available right now.
