The builder has a team working for them. I work for you, from your first model home visit to closing day.
Do You Need a Realtor for New Construction?
No, you don't have to use a Realtor to buy a new construction home. But would you go to a surgeon who has never done the specific surgery you need? The builder's sales team works for the builder. I work for you, as your consultant through the whole process. I wouldn't recommend buying new construction without someone on your side.
The friendly person in the model home represents the builder. Their job is to sell that builder's homes, in that community, on the builder's terms. That's not a bad thing, but it means no one in the room is looking out only for you.
When you bring me, you have someone who knows multiple builders and communities, understands the contracts, and can tell you honestly whether a deal is a good one.
Property taxes deserve special attention with a new build. A brand-new home may not have a full tax history yet, so the first tax bill you see can be much lower than what you'll pay once the finished home is fully assessed. That jump can change your monthly payment.
Many newer communities also have a MUD or PID, which are additional taxes or assessments on top of regular property taxes. I work with the builder's representative to estimate your yearly costs, and I point out any MUD or PID before you sign.
My advice: ask your lender to estimate your payment using the expected taxes on the finished home, not the lower lot-only number.

Many builders require your agent to be with you, or registered, on your first visit to the community. If you tour a model home alone first, you may not be able to add your agent later. Call me before you go, and I'll set it up.
I help buyers in Mansfield communities like M3 Ranch and South Pointe, and across DFW, including Fort Worth, Burleson, Midlothian, Waxahachie, Grand Prairie and Arlington. See new construction across DFW.

No. You can buy directly from a builder. But the builder's sales team represents the builder, so I don't recommend going without your own agent.
I walk you through the buying process, provide and compare builders, discuss incentives, look over the builder contract with you, and make sure you understand the property taxes, including any MUD or PID.
A new home may not be fully assessed yet, so early tax figures can be lower than what you'll pay once the finished home is valued. I help you estimate the real yearly cost before you sign.
Call me first. I'll help you compare builders, understand incentives and taxes, and have your back through the contract.
