Moving to Mansfield, TX, or the surrounding DFW area starts with finding a home that fits your budget, commute, and move date. I’m Carlee Howard, a Realtor with Rafter H Realty LLC. I help relocating buyers compare new construction and preowned homes, plan in-person visits or video walkthroughs, and coordinate the details of buying from out of town. Whether you’re moving from elsewhere in Texas or another state, we’ll start with what you need from your next home.
Planning a move? Call 214-444-9427 Browse Mansfield TX HomesI help buyers moving into Mansfield and surrounding DFW areas, including people relocating for work, first-time buyers, and buyers considering new construction.
Most relocation clients who contact me are moving because of a job. Many already have an area in mind but need help deciding whether the homes, commute, and costs fit their plans.
My service area includes Mansfield, Arlington, Fort Worth, Midlothian, Waxahachie, Grand Prairie, and surrounding DFW areas.
We start with your price range, the drive time you want to stay within, and whether you prefer new construction or a preowned home.
One of my first questions is how long you want your commute to be. I also ask about schools if they matter to your search, the areas you already have in mind, and the kind of home you want.
When someone asks me for the “best place to live,” we need to make that question specific to their needs. Your budget helps narrow the search, but we also need to consider the monthly payment and how the location fits your everyday routine. If you are still getting to know the area, explore my Moving to Mansfield guide and my guide to the best neighborhoods in Mansfield TX.
I encourage you to research:
For buyers interested in an area’s future growth, roads and businesses are two things I look at. Specific projects and their timelines should always be checked against current official information. Weighing two towns? See how Mansfield compares with Midlothian.
Before you come to town, I help put together options for communities, builders, and individual homes to visit.
You may already have homes saved that you want to see. I can include those and suggest other options based on what you have told me. Then we visit the homes and areas together.
Seeing a home in person gives us a chance to discuss what works for you and what does not as we walk through it. Those conversations help us narrow the search.
I can walk through the home with you by phone video call, answer questions as we go, and revisit areas you want to see again.
If you have a family member nearby, that person may also meet me at the home. During a walkthrough, you can ask about details from the listing pictures or ask me to show something more closely.
For clients moving from Chicago, I recently used FaceTime to show the surrounding neighborhood, the area behind the house, the interior, and the yard. We went through every room, closets, bathrooms, the office, garage, and laundry area. I walked around the outside and answered questions along the way.
Those buyers came down about a week later to see the home in person. They had found it difficult to turn pictures and video into a clear sense of the actual space. Every person is different, and that experience is a useful reminder: a video tour can help you evaluate a home, but you may still want to see it yourself.
“Carlee was our eyes and ears through a remote home purchase.”
— John, Google review (moving from Queens, New York, to Dallas, Texas)I help you compare estimated mortgage payments and closing costs for the homes you are considering.
The purchase price is a starting point. I use an app to provide initial estimates, and we can ask your lender or the builder representative for a more detailed estimate. For the loan and your expected payment, I want you to review the numbers with your lender.
Property taxes are something I bring up before you go under contract. If you are financing the purchase, I ask whether your lender has given you a monthly payment estimate and whether you are comfortable with it.
If we look at new construction farther from your preferred location, we also revisit your commute and daily needs. We compare the actual options and costs for each property, along with information about nearby roads and business development.

The buying process, step by step.
I bring your needed closing date into the offer negotiations and coordinate with the people involved in the purchase.
Your timeline needs to be discussed early. I talk with the seller’s side about the date you need and work to have the agreed date reflected in the offer.
A lender who communicates and can work within your timeline matters, too. If you need a recommendation, I can suggest a local lender I have vetted. My goal is to help everyone work toward the agreed date, rather than leave timing questions until the end.
We discuss your expected selling timeline, coordinate with your current agent, and talk through the costs you may incur while pursuing a home here.
I ask when you and your agent expect your home to sell, and I communicate with the agent helping you with that sale. That gives us a clearer picture as we plan the purchase.
I also talk with you about money you may spend on inspections, option money, or an appraisal before you know whether your current-home sale will come together.
Good to know: inspection and appraisal fees pay for work that has already been done, and the option fee is generally not refunded if you end the contract during the option period. Whether earnest money comes back depends on the terms of your contract and when you terminate. We will review what is at stake before you commit.

I help coordinate inspections, delivery of earnest and option money, and additional vendor inspections when the home inspection flags something that needs another look.
Being out of town makes these details harder to manage on your own. If an issue calls for a specific vendor, I help coordinate that next step so you can learn more about the property.
My help also includes connections as you prepare to move in. I can share contacts I have for painting, flooring, insurance, and other services you may need.
Clients have described my responsiveness and the help I provided while they learned an unfamiliar market.
“Moving from Illinois to Texas, we were pretty clueless on pretty much everything and she was patient and helpful in navigating us through every step.”
— Cyndi Smith, Google reviewCyndi’s review also describes how I listened to what they were looking for. That is where my process starts: understanding what matters to you before trying to narrow down the homes.

We can begin evaluating homes remotely, but you may still want an in-person visit. My Chicago clients toured by FaceTime and came about a week later because pictures and video had not given them a clear sense of the space.

Call me so we can talk about your timeline, budget, work location, and the areas you are considering. My advice is to research the town as well as the house. A home needs to work with your commute, your monthly budget, and the way you plan to live.
