October 2026 Mansfield TX Real Estate Market Update: What Buyers and Sellers Should Know

A slower month, careful buyers, and sellers getting creative with price and concessions. Here's what I saw in Mansfield, and what it means for your next move.

The Short Version

Mansfield felt slower in September. In my work with buyers and sellers, monthly payments and interest rates were keeping buyers cautious, while sellers were lowering prices and offering help with closing costs. Buyers were also taking a closer look at new construction homes in Mansfield because of the rate options and builder warranties they were seeing.

What changed in Mansfield this month?

Compared with August, I noticed a slower pace in September. In the market I was working in, it felt like more sellers were competing for fewer ready buyers.

That made pricing and negotiation especially important in my conversations with clients. Sellers were adjusting their expectations, while buyers were thinking carefully about what they could comfortably spend.

What am I seeing with buyers?

The biggest concerns I heard were interest rates and monthly payments. Buyers were still interested in purchasing, but they were hesitant about the cost.

Some were reconsidering their price range. Others were looking for seller concessions to help with closing costs or a rate buydown. When buyers asked, "What are interest rates at?" I connected them with a lender for a current quote and a payment estimate.

What am I seeing with sellers?

I saw sellers lowering asking prices and offering money toward buyers' closing costs, including funds intended for a rate buydown.

Those conversations were about finding terms both sides could accept. Buyers needed help making the purchase work, and sellers still had their own financial goals. If you're weighing the two, my guide on whether to reduce your price or offer buyer incentives walks through when each one makes sense.

Where is the market behaving differently?

The clearest difference I noticed was how buyers were comparing new construction with resale homes. My buyers were interested in the lower-rate options they were seeing from builders, along with the warranties offered on new homes.

For buyers weighing a new home against an older property, those features were part of the decision. I did not see a clear enough pattern by neighborhood or price range to say one consistently sold faster than another in September. What should buyers know right now?

My advice is to be willing to negotiate, too. Consider a seller's counteroffer carefully and look at whether the overall terms meet your needs.

Ask about concessions that could help with closing costs or a rate buydown. If you are open to new construction, include it in your search and discuss the specific financing options with your lender.

I also encourage buyers to focus on a payment they are comfortable with. In one September negotiation, my buyers chose to move forward with the concessions they needed to purchase. They had also lowered their target price range because of interest rates.

What should sellers know right now?

My recommendation is to make your home clean, bright, and easy to picture living in:

  • Have the home professionally cleaned, including the windows.
  • Declutter rooms and surfaces.
  • Open the blinds to let natural light in.
  • Freshen the paint where needed.

Price according to the market. My approach in this slower environment is to consider pricing a little below estimated market value to make the home competitive.

Preparation and pricing should work together. I want sellers to give buyers a clear reason to choose their home while staying open to a conversation about terms.

A real example from September

In a Mansfield negotiation, my buyers submitted an offer and received a counteroffer from the seller. We reviewed it together, and I recommended moving forward.

They decided to proceed with the concessions they needed to make the purchase work. They had also adjusted their search to a lower price point because of current interest rates.

That experience reflected what I was seeing: buyers were still willing to move forward when the price range and negotiated terms fit their needs.
