In 2026 many builders are offering rate buydowns, closing-cost credits, and upgrades on move-in-ready homes, which can lower your monthly payment more than a small price cut on a resale home. But resale homes often include things new homes don't: fences, blinds, landscaping, and mature trees. Compare the total monthly payment and total cash to close side by side.
