Mansfield Top Searched Questions · Buyer Question

Should I Use the Builder's Lender to Receive an Incentive?

The incentive is real, but so is the fine print. Here is how to tell if the builder's lender actually saves you money.

The Short Answer

It can be worth it, but check the math. Many Mansfield builder incentives only apply if you use the builder's preferred lender. That lender's rate or fees can sometimes be higher, which eats into the incentive. Get a Loan Estimate from the builder's lender and from an outside lender, then compare rate, APR, fees, and cash to close.

Why builders tie incentives to their lender

Builders want predictable closings. When they control the lender, they can track your loan and keep their schedule on track. That's why the biggest incentives, like rate buydowns and closing-cost credits, often require their lender. See which builders are offering incentives near Mansfield.

How to compare the two offers

  1. Request an official Loan Estimate from both lenders on the same day and for the same loan type.
  2. Compare interest rate and APR. APR includes fees.
  3. Look at origination charges and any points.
  4. Compare total cash to close after the incentive. My guides on how much money you really need to buy in Mansfield and buyer closing costs in Texas help you check the numbers.
  5. Ask what happens to the incentive if rates change before closing.

When the builder's lender usually wins

  • When the incentive is a large rate buydown you couldn't get elsewhere
  • When you need closing-cost help to keep cash on hand
  • When it's a completed inventory home and the builder wants a fast close

When an outside lender might win

  • When the builder's rate is noticeably higher before incentives
  • When you qualify for a special program, such as VA or first-time buyer assistance
  • When the incentive is small compared to the rate difference
