The Short Answer

Yes, but usually not on base price. Builders protect their prices because every sale becomes a comp for the next one. Your leverage in Mansfield is usually in closing costs, rate buydowns, upgrades, and lot premiums, especially on completed inventory homes the builder wants to close soon.

Why builders protect their base price

If a builder cuts the price on one home, it lowers the appraised value for every similar home in the neighborhood, including ones they haven't sold yet. So they give value in other ways.

What's usually negotiable

  • Closing-cost credits
  • Rate buydowns, temporary or permanent
  • Upgrades: flooring, appliances, blinds, gutters, or a fence
  • Lot premiums on corner or oversized lots
