Interest is there; something in the experience is holding buyers back from committing.
Common reasons showings aren't converting
- Price doesn't match condition. The online photos got them in the door, but the in-person experience doesn't support the asking price.
- Deferred maintenance is visible. Small, noticeable issues can make buyers assume there are bigger problems they can't see.
- Odors or clutter. These are some of the fastest ways to lose a buyer emotionally, even when the bones of the home are great.
- Layout or functionality concerns. Sometimes it's simply a floor plan issue that no amount of staging fully solves — which affects price, not marketing.
- Stronger competition nearby. Buyers may be touring your home and a better-priced or better-presented comparable on the same day.
