In plain terms: Tarrant County's median sales price was $345,000 in September — right where it was a year ago — with about 3.8 months of supply, which still leans slightly toward sellers. Pending sales cooled from the summer pace, and homes took a median of 32 days to sell, so pricing correctly out of the gate matters more than ever. If you want to know exactly what that means for your street, that's a conversation I'd love to have.

City Spotlights

Countywide numbers only tell part of the story. Here's what's happening in three of the markets I work in most.

Mansfield, TX

September 2026

Mansfield is still one of the stronger price markets in the county — the median sales price of $485,000 is up 7.5% from last September, and inventory is down nearly 30% year over year. Homes took longer to sell this month (a median of 52 days), so buyers have a little more breathing room than they did this summer, while well-priced homes continue to attract strong interest.

Arlington, TX

September 2026

Arlington's median price came in at $327,000, up from August and nearly flat compared with last year. Homes are selling in a median of 33 days, and with 927 homes on the market, Arlington remains one of the more affordable, plentiful options in the metroplex for buyers who want choices without sacrificing location.

Fort Worth, TX

September 2026

Fort Worth is the biggest market in the county, and it's behaving like it — steady and balanced. The median price held at $335,000, and with 3,814 homes for sale and 4.1 months of supply, Fort Worth buyers have more room to shop and compare than in Mansfield or Arlington right now.
