The Short Answer

Mansfield sits in three counties: mostly Tarrant, with the south side in Johnson and a small piece in Ellis. The county changes which appraisal district values your home, your total property tax rate, and sometimes your school zoning. Neither side is "better." Compare the full tax bill and school zoning for each specific address.

What changes from one county to the other

Appraisal district

Homes in the Tarrant County part of Mansfield are valued by the Tarrant Appraisal District. Homes on the Johnson County side are valued by the Johnson County Appraisal District. Each sets its own values and handles its own protests.

Total property tax rate

Your tax bill combines the city, county, school district, and any special districts. County rates differ, so two Mansfield homes at the same price can have different yearly taxes.
