Mansfield at a Glance
Residential sales for October 2026, with the change compared to October 2025.
Mansfield's median sales price reached $490,000 in October, up 5.4% from a year ago. That is a strong number, and it tells us buyers are still willing to pay for a good Mansfield home. At the same time, the median price per square foot came in at $185, down 5.1%. In plain English, buyers are paying more for the home overall, but many of the homes selling right now are larger, so the price per foot is a little softer.
Inventory is much tighter than last fall. There were 350 homes for sale, down 22.9% from October 2025, and new listings slipped to 117. Fewer homes hit the market, and fewer homes closed, with 76 sales for the month. Months of supply eased to 4.0, which puts Mansfield right around a balanced market, not tipping hard toward buyers or sellers.
Homes are taking a bit longer to sell than a year ago, with a median of 36 days on market. The good news? That pace is actually quicker than September, when the median was 52 days. October buyers who found the right home did not wait around.
How October Compares to September
A quick month-over-month look, using the numbers from my September 2026 Mansfield market report.
| Metric | September | October |
|---|---|---|
| Median Sales Price | $485,000 | $490,000 |
| Median Days on Market | 52 | 36 |
| Homes for Sale | 343 | 350 |
| Months of Supply | 3.7 | 4.0 |
| New Listings | 139 | 117 |
| Closed Sales | 74 | 76 |
| Price per Sq. Ft. | $184 | $185 |
Prices held steady and inched up, homes sold faster than they did in September, and fewer new listings came on as we moved into the holiday season. That is a very normal fall pattern for Mansfield.
What This Means for You
Numbers tell you what is happening. Here is what I would do about it.
Your price is well supported
- Mansfield prices are up from last year, so your home's value is holding strong.
- With fewer new listings coming on during the holidays, a well-priced home faces less competition.
- Plan for a little patience. About a month on market is normal right now.
- Price it right from day one using recent comps in your exact neighborhood, not a rough online estimate.
When we meet at your home, I walk through pricing and any repair recommendations and hand you a net sheet on the spot, so you know what you will walk away with. Start with what your Mansfield home is worth or read how much you can sell your house for in Mansfield.
Less competition per home
- Four months of supply means you have time to tour, compare and make a smart offer.
- Fewer buyers shop over the holidays, which can mean more room to negotiate.
- Builders around Mansfield are still offering incentives, so new construction is worth a look.
- Check property taxes on every home you tour. They vary by city, county and school district.
Before we go under contract, I pull a market analysis on the home so you are not overpaying and do not end up in an appraisal fight. Explore new construction homes in Mansfield and which builders are offering incentives.
Good to Know: Which County Is Mansfield, TX In?
Mansfield sits mostly in Tarrant County, with parts in Johnson County and a small piece in Ellis County. Which side you buy on can change your property tax rate and the feel of the neighborhood. I break it all down in Mansfield's Tarrant County vs. Johnson County side. And whichever side you choose, file your homestead exemption and protest your taxes every year.
