Which Mansfield Neighborhoods Offer Larger Lots?

The Short Answer

Larger lots in Mansfield are usually found in older acreage pockets and on the south and west edges of town, including parts of the Johnson County side. On September 30, 2026 there were about 22 Mansfield homes on half an acre or more and 16 on an acre or more. Many don't have an HOA, and some have septic systems, so plan your inspections accordingly.

Why big lots are harder to find

Most new-construction communities in Mansfield use smaller lots, often a tenth to a quarter of an acre, to keep prices manageable. The bigger lots are usually in established, custom-built areas or older acreage properties that were here before the newer subdivisions.

Where to look

  • South and west Mansfield, especially toward the Johnson County line
  • Established custom-home streets near Walnut Creek and older parts of town
  • Older acreage properties along the edges of town that haven't been subdivided

What to check before you buy land

  • Deed restrictions and zoning, especially for shops, animals, or RV parking
  • Drainage and flood zones. Large lots can carry water from neighboring land.
  • Survey. Confirm the fence lines actually match the property lines.

Yes, but inventory is limited and they go quickly. Verify school zoning for each property, since some acreage near the edges of town is zoned to neighboring districts.
