Why it's always a good time to sell
I have buyers who are searching until they find the right home, with no rush. When the right house comes on the market, they're ready to move. That's why a well-priced, well-prepared home can sell in any season.
Selling now often makes sense if:
- You already know you're moving for work, family, school zoning or more space.
- You've built solid equity, usually from owning longer or paying down your loan.
- Your home is ready to show, clean, updated and move-in ready.
When waiting might make sense
The biggest thing I'm seeing right now is that homeowners who bought in the last couple of years, and even five years ago, haven't seen enough appreciation to cover the costs of selling. For some, selling would mean bringing money to the closing table.
I'm amazed at how many sellers tell me they interviewed other agents and were never given a net sheet. They had no idea they wouldn't have enough from the sale. I give every seller a net sheet at our first meeting, before any decision is made.
If you'd have to bring money to closing
- Is selling still an option? We find out whether you have the funds to cover the difference, and whether that makes sense for you.
- Could you rent your home out? For some sellers, keeping the home as a rental lets them buy where they want to be now.
- Is it better to wait? Waiting gives you time to pay down your loan and build equity.
