Mansfield Top Searched Questions · Seller Question

Are Buyers Avoiding Homes With High Property Taxes?

Buyers shop by monthly payment, and taxes are part of that payment. Here is how to handle it as a seller.

The Short Answer

Not avoiding, but they're doing the math. Buyers shop by monthly payment, and in Texas property taxes are a big part of it. Homes with higher total tax rates, such as those in special districts, need to be priced with that in mind and marketed with clear, honest tax information.

Why taxes matter so much in Texas

With no state income tax, Texas relies on property taxes. On a Mansfield home, the tax portion of the payment can be several hundred dollars a month or more, so buyers notice when one home's taxes are higher than a similar home's. What makes taxes higher on some homes

  • Special districts (MUDs or PIDs) in some newer communities
  • County differences between the Tarrant and Johnson County sides of Mansfield
  • A recent jump in appraised value

How sellers can handle it

  1. Price with the payment in mind. I compare your home's payment to competing homes, not just the price. See the current Mansfield listings.
  2. Show the real tax history and explain exemptions. A buyer's taxes will be based on their own exemptions.
  3. Consider a rate buydown to offset a higher tax bill. See Should I Offer a Mortgage Rate Buydown?
  4. Protest your value if it's too high. That helps your listing, too.

More Questions I Hear About This

Will my buyer pay the same taxes I pay?

Not necessarily. Your taxes reflect your exemptions, like homestead or over-65. The buyer's bill will depend on their own exemptions and the new appraisal.

What is a MUD or PID tax?

An extra tax or assessment in some newer communities that pays for infrastructure or amenities. It is disclosed to buyers and affects the total payment.
